Everything under one roof

The rental of office or retail space marks the beginning of a long-term customer relationship. However, the foundation for this is laid much earlier, during the initial customer discussions, the evaluation of the ideal property and the professional handling of the rental process. This is followed by comprehensive support during the fitting-out and moving-in phases. Our property managers and on-site caretakers are then responsible for identifying new customer needs at an early stage, providing proactive support and taking the necessary measures. What makes us unique in the industry is that we offer all these services from a single source.

Creating optimal conditions

We incorporate sustainability considerations such as resource efficiency and well-being, health and safety into the planning and construction phase at an early stage – by providing sensible basic infrastructure in the basic fit-out and by closely supporting tenants with their tenant fit-out. The Business Development team sees itself as an internal and external service provider and can support decision-making. Pre-planned fit-out options make it easier for tenants to plan their costs and schedules. Tenants are actively encouraged to take appropriate account of sustainability aspects such as energy efficiency, reusability and indoor climate when planning their tenant fit-out. To this end, specially developed information sheets on sustainable tenant fit-out are provided.

We are increasingly involving our tenants in order to further reduce the environmental impact of the operation of our properties. The increased use of sustainability clauses in rental contracts (‘green leases’) helps us in this regard. Green leases emphasise the partnership between landlords and tenants in order to reduce energy consumption, lower operating costs and promote a more environmentally friendly use of real estate overall.

Efficiency and continuous improvement

Only what is measured can be systematically managed. That is why we have been recording the energy and water consumption of our properties for over ten years and continuously invest in improved monitoring and training in the area of operational optimisation. With our efforts in energy efficiency and CO2 reduction, we have already saved our tenants at least CHF 45 million in energy costs and CO2 taxes since 2010.

Uraniastrasse 9, Zurich: Advestra tenant fit-out
We want to offer our tenants high-quality properties that meet their needs in the long term. Our aim is to construct buildings that are economically and ecologically sustainable and can be converted without consuming large amounts of resources. Even in a historic building like Uraniastrasse 9, modern offices with all the amenities can be created, as the example of our tenant Advestra shows.
Steinentorberg, Basel: tenant fit-outs
An office is no longer just a workplace with a desk, but a productive, creative and social meeting place – a place for working together in constantly changing structures. Sufficient space and flexibility, security, quiet, brightness, energy efficiency and other sustainability considerations are increasingly becoming a priority for our tenants. We have optimally implemented such requirements in the case of the renovation of the Steinentorberg property: in compliance with all specifications and deadlines, we have designed a flexible spatial concept for open space, combi-offices and freely scalable conference rooms, which the tenant was able to adapt to his needs with little effort.
Seestrasse 353, Zurich: PSP offices as a test lab for inspiring office culture
The Zurich office has been gradually transformed over the past few years with the aim of breaking down so-called ‘silos’ and promoting spontaneous exchanges between employees. More and more opportunities are also being created for digitalisation. At the same time, PSP Swiss Property's identity and values should be tangible at all times. The expansions are being used to gain experience in the area of interior design and to advance the organisation.
Förrlibuckstrasse 60, 62, Zurich: adaptations to use
As a result of the pandemic-related office closures and under-occupancy, many processes in the company have deviated from the targeted values. In order to reduce these deviations, an optimisation was started at Förrlibuckstrasse 60/62 in the common interest with the largest tenant, Swisscom, with whom we also have a green lease agreement. This involved reviewing the operating times of the ventilation systems, optimising the heat generators and their consumption, and seeking an optimum temperature. The first measurement one year after the start of the measures showed an annual reduction in heating requirements of 26%. However, changes in usage depending on the home office rate may make further optimisations necessary.
