Portfolio

Our goal: A portfolio of centrally located, well-developed properties that generate economic and social value and have a minimal impact on the environment.

PSP Swiss Property keeps the consumption of resources and the environmental impact, but also the negative effects on the population caused by the construction, modernisation and operation of our buildings as low as possible. We treat the resource land as well as the building materials with care.

The following three aspects shape the sustainability of our buildings to a large degree: firstly, the conservation of resources and the minimisation of CO2 emissions over the entire lifecycle of the building; secondly, the flexibility of use; and thirdly, the contribution of the building to local development.

Protection against climate change and CO2 reduction

We constantly review our portfolio for risks arising from environmental influences and climate change and adapt our properties accordingly. With our CO2 reduction path and the continuous expansion of our photovoltaic capacity, we are making our contribution to combating climate change. Since the launch of our sustainability programme in 2010, we were able to reduce the specific greenhouse gas emissions of our properties by 54% by 2023. More information on our CO2 reduction path, our targets and the implementation in the portfolio:

Absolute CO2 emissions: progress 2010–2023
Since 2010, the absolute CO2 emissions of the portfolio have more than halved.
Development of intensities
Since 2010, energy intensity has been reduced by 26% and CO2 intensity by 54%.
Development of energy sources for heating
Since 2010, the share of oil as an energy source for the heat generation has been reduced from 33% to 8.8%.
Installed PV capacity and PV production
Expansion of photovoltaic capacity to 2431 kWp with an annual production of 1574 MWh (corresponding to 5.7% of general power consumption)
Sustainable mobility thanks to central locations
The public transport quality classes provide information on the accessibility of an area by public transport in terms of distance to the stop, type of transport and frequency. 98% of our properties are very well or well connected and can be reached by environmentally friendly mobility.

Resource efficiency and circular economy

Our aim: to construct economically and ecologically sustainable buildings that can be adapted to the needs of the tenants without consuming large amounts of resources.

Enhancement for Zurich West
Enhancement for Zurich West
With the ATMOS business park, we created a property with modern, high-quality office and commercial space. The three building parts "Head", "Bridge" and "Tower" offer a total of approx. 24 000 m2 of flexible rental space. ATMOS meets high requirements with regard to sustainability and impresses with attractive outdoor space.

Timeless values and enhancement of the public space

We create lively areas where people can meet, where they enjoy spending time and where local jobs are created. Furthermore, thanks to their central location and the infrastructure we provide, our properties are accessible by environmentally friendly mobility.

@PSP stories from Bern and Zurich:

Ecological enhancement

Where possible, we ecologically enhance the surroundings of our properties as well as the terraces, façades and roofs, thus also counteracting unwanted heat islands in the city.

Some portfolio examples

Comprehensive refurbishment of the Limmatquai 4 property in Zürich
The so-called "Zürcherhof" was extensively renovated in 2023, taking into account various monument protection regulations. Thanks to the measures, the energy requirement should be reduced by at least 30%, which should lead to a reduction in CO2 emissions of around 15 tonnes per year.
Biodiversity project at Seestrasse 353 in Zurich
At our Zurich branch, we redesigned the surrounding area in 2023. Such ecological enhancement measures not only benefit the flora and fauna, but also offer added value to tenants.
Quality, energy efficiency and historic preservation at 40 rue du Marché in Geneva
The conversion at rue du Marché 40 in Geneva, which has been completed in 2020, shows that it is possible to optimally reconcile the goals of monument protection, energy efficiency and demands for modernity.
Development of the Grosspeter site in Basel
The Grosspeter site in Basel is being transformed in stages. In the process, we are taking aspects of urban identity into account. A new urban accent was set in 2017 with the "Grosspeter Tower". The "Clime" will further enhance the area.
Complex redevelopment at Bärenplatz in Bern
The renovation of the listed properties located at Bärenplatz in Bern was carried out in close cooperation with the heritage agency. As an example, the wooden floors worthy of preservation were removed, sanded and reinstalled in the building.
Greening the façade of the "P-West" multi-storey car park in Zurich
In 2023, a green façade was initiated as part of the refurbishment at the "P-West" multi-storey car park. We are curious to see how it develops!
ATMOS in Zurich West enhances the neighbourhood
The greenery on the new public square in front of the ATMOS building with its trees, shrubs, perennials, grasses and herbs has already fully developed and will help to reduce heat islands.
Photovoltaics and biodiversity at Seestrasse 353 in Zurich
Increasing photovoltaic capacity and improving biodiversity go hand in hand on the roof of our office at Seestrasse 353 in Zurich.
